Scope of works
This project consisted of design, build and installation of 2 no. modular buildings on a brownfield site of an existing school campus.
Building 1 is a 2-storey, 485m2, 12-module, Type 4 building consisting of Science room, Home-Economics room, prep room, WC facilities on each floor along with associated circulation areas.
Building 2 is a 2-storey, 485m2, 12-module, Type 4 building consisting of a Woodwork / Construction studies room, 2 classrooms along with WC facilities on each floor level plus associated circulation areas.
Onsite civil works consisted of bulk excavation works, foul, storm, watermain, electrical underground services, tarmac and concrete surfacing along with fencing and gates.
Key successes
- The project was complete in line with a 7 month programme in order to hand over to the school for the next term.
- All works were completed safely and on programme incorporating works around a live school campus of over 500 students.
- The two school buildings achieved a BER certification of A3, confirming that the Actavo Modular design achieves high energy efficiency.
- Extensive planning around the rerouting of live services on the site.
Solutions to challenges
- Due to the construction site being on the grounds of an existing live school environment, Actavo Modular maintained precise delivery schedules and construction vehicles to make sure there was no impact to the students, teachers and parents in the school.
- The brownfield site was on a slope, making soil removal and imported stone build up necessary to ensure level foundations.
- Works also included the demolition and safe removal off site of 2 existing buildings directly adjacent to live existing classrooms, incorporating the need for sound reducing panels and low DB sound reduction rated plant machinery.
- Actavo Modular maintained a degree of consideration towards adjacent neighbours overlooking the site by ensuring the site was cleaned on an on - going basis and also ensuring that materials and machinery were properly stored to improve the aesthetics of the construction especially outside of normal working hours.
- During excavation and removal of soil from the site, Actavo Modular encountered very soft ground which had to be managed temporarily with suitable ground bearing mats in order to allow construction work to proceed, but also permanently to support the 2 no. modular buildings with deep foundation structures.
- Extensive rerouting of live services on the site to avoid downtime to the existing facilities
