Design, build and installation of a modular building totalling 450m2, including all on-site works.
Scope of works
This project consisted of the design, build and installation of a modular building on the site of an existing school campus.
- The building is a two storey modified Type 4 building consisting of 4 classrooms and 14 modules.
- On-site works involved site clearance and preparation, ground works, foundations and connection to existing services.
Key successes
- The project was completed over a 16 week period during the Summer months, in order to hand over in time for the new school term in September.
- The new school building achieved a BER certification of A2, confirming that the Actavo Modular design achieves high energy efficiency.
Solutions to challenges
- A number of sub-contractors required access to the site to complete their relevant duties. The Actavo Modular team ensured the school was notified in advance when access would be required and aimed to schedule these visits early in the morning or in the evenings, to make the process as convenient as possible for the school.
- Due to adverse weather conditions, puddles were formed in the areas containing newly laid concrete in the children’s outdoor play area. To resolve this issue, ground-workers returned to the school to install drains in the relevant areas.
- When the school’s foundations were being dug, the team identified suspected asbestos. The area was sealed off and tested promptly to ensure safety before works resumed.
Benefits to client
In excess of 80% of the building fitout was completed in the factory pre-delivery, saving the client time and money as well as minimising disruption to the neighbouring school.

Throughout this project, it became apparent at an early stage that good communication and cooperation between Actavo, the project manager, the caretaker, principal and the school was essential in order to progress the works required. Any talking points were discussed professionally and were always solution focused and dealt with in a positive manner. This made the completion of this project a very pleasant experience for the school.
Actavo Modular worked with the school to get the building completed before the return of the children on the 27th of August. They worked evenings and weekends which the school is very grateful for.
The team throughout the project, was always on hand and more importantly on task whenever the school had a query. All concerns were listened to respectfully and actioned when needed. They were available at all times and answered the phone and returned calls to put my mind at rest when any issues did arise. They also communicated really well with any other workers on site. Instructions given were followed and the school were never needed to explain anything to any visiting sub contractors...a clear indicator that they had received necessary information in advance of their visit to our site.
